Tower280’s rich history begins in 1962, as the first indoor mall in the United States.
Then known as Midtown Plaza, the complex was home to McCurdy’s department store, an office tower, and an upscale hotel and restaurant located on the top four floors. Many Rochesterians hold fond memories of the plaza’s monorail and Clock of Nations, the animated musical clock now on display at the Rochester International Airport.
When Midtown Plaza closed in 2008, the northern portion of the complex was demolished. Two structures were left standing: the former Seneca Building and the Tower. The Seneca Building was remodeled and is now occupied by Windstream. Buckingham Properties and Morgan Management acquired the remains of the Tower from the City of Rochester and began redevelopment in 2014. Residential units are scheduled for occupancy by the end of 2015, with retail and offices opening in 2016.
A Nine-Acre Super-Block
The former Midtown Plaza site contained eight office buildings, an indoor shopping mall, Greyhound/Trailways bus station, and three levels of underground parking. Today, this nearly nine-acre, City-owned super-block is beginning to be transformed by private developers. The City of Rochester has deemed this effort, “Midtown Rising.”
Demolition of the nine acre site was completed in December 2011, leaving two of the steel building frames. The old Seneca Building is currently being converted into new office space for Windstream Communications. The 17-story iconic Tower is being transformed into a premier mixed-use destination.
Midtown Rising as a whole will position Rochester for its future by significantly shaping the rebirth of the downtown core through major public and private investment, job creation and infrastructure development. The goal is to attract a critical mass of residents and 24/7 amenities that contribute to a vibrant live-work environment.
To date, Empire State Development has invested $55 million, along with $20 million from the City of Rochester. Once completed, the site will accommodate about one million square feet of office, residential, hotel and retail space.
